The construction of the property is open and fluid. The building consists of a basement floor, ground floor, four residence floors and the top floor. The main entrance of the building is at elevation 14,70. This is 45 cm. above the surrounding remodelled terrain. The difference between the entrance lobby level and the corridor level which gives access to the apartments and the staircase is elevated by three steps.

The ground floor features a vast entrance lobby, giving access to the staircase and the elevator. The lobby “cuts” the building along its short axis and provides a second exit on the opposite façade of the building. The various sections of the building are designed in symmetrical reflection, along its short axis. Each residence floor has a housekeeping room with total wall-to-wall area of 3,61 m2, equipped with washbasin, as well as a service room, with total wall-to-wall area of 3,61 m2. The top floor only features a housekeeping room with washbasin, with a total area of 2,17 m2, accessible from the landing area.

On the ground floor, in reflection symmetry are situated 8 apartments and 2 studios. Apartments 1, 2, 3, 4 and studio 1 are in opposite symmetry to apartments 5, 6, 7, 8 and studio 2. Apartments 1 and 8 have an area of 71,46 m2. They consist of an antechamber with small closet, living room with kitchenette, dining room, bedroom and one sanitary room, as well as a balcony. Apartments 2 and 7 have an area of 87,30 m2. Each of them consist of an antechamber with small closet, living room with kitchenette and dining room, bedroom and one sanitary room, as well as a balcony.  Apartments 3 and 6 are opposite and symmetrical to apartments 2 and 7. Apartments 4 and 8 have an area of 78,02 m2 and consist of an antechamber with small closet, separate kitchenette with direct access from the antechamber, living room with dining room, bedroom and one sanitary room, as well as a balcony. The studios have an area of 28,74 m2 each.  They consist of one residence room and a sanitary room.      

On the next 4 floors are situated a total of 36 apartments. They are planned and designed in a unified and symmetrical style. Apartments 9, 18, 27 and 36 are symmetrical to apartments 17, 26, 35 and 44. Each of their areas is 78,90 m2.  They consist of an antechamber with a small closet, living room with dining room and kitchenette, adjacent to the living room, bedroom and one sanitary room, as well as a balcony. Apartments 10, 11, 15, 16, 19, 20, 24, 25, 28, 29, 33, 34, 37, 38, 42 and 43 are opposite and symmetrical, with an area of 87,30 m2, each. Each of them consists of an antechamber with small closet, living room with kitchenette and dining room, bedroom with one sanitary room, as well as a balcony. Apartments 12, 21, 30 and 39 are opposite and symmetrical to apartments 14, 23, 32 and 41.  Each of their areas is 78,02 m2. They consist of an antechamber with small closet, separate kitchenette with direct access from the antechamber, living and dining room, bedroom and one sanitary room, as well as a balcony. Apartments 13, 22, 31 and 40 have an area of 28,74 m2 each. They consist of an antechamber with closet, living room with kitchenette and dining room, two bedrooms, one of them with an adjacent sanitary room and another independent sanitary room, as well as a balcony.

The top floor features one apartment with an area of 257,4 m2. It consists of a spacious living room, bedroom and sanitary room with a closet, as well as an adjacent sanitary room.

The basement floor features 24 parking units, as well as, the water softening, air conditioning and elevator machine, utility rooms. The main electrical board with direct access from the outside platform is also situated on this floor. In conformity with the requirements of art.659 par.1 item 1 of Ordinance Iз-1971, there are two emergency exits in the underground parking – one to the staircase and the other one to an independent staircase with direct access to the outside. For the evacuation of vehicles, an emergency exit is planned across the platform.

The building has an ellipse shape which matches perfectly with the general concept of the area’s development plan. The retreated contours of the exterior walls and the running terraces along the body of the building, grant airiness to its silhouette. The staircase and the elevator cases are emphasized – they are set into prism proportions, which cut into the elliptic contours and mark the entrance to the building. The volume is a clear counterpoint to the “lightened”’ residential part of the building, without losing its connection to the general look of the building – on the outside the staircase features a glass facade which is in harmony with the material of the handrails. Simple materials, such as stucco and stone for the thick parts and glass for the railings and windows on the outside walls, give additional power to this game of contrasts.

The construction of the building is monolithic, steel-concrete, beamless, with non-load bearing exterior and partition walls. The constructive height is 2,90 m. and 3,20 m. (for the last floor  only), so as to provide for a 3,00 m. clear height in the room.

The fire resistance grade of the building is Ф1.3 – multifamily residential and Ф5.2. for the underground parking. The underground parking is equipped with a fire alarm and extinguisher. The water required in case of a fire, shall be provided by an existing underground fire hydrant, located 20 m. away from the building. Additional fire protection measures include, a 2” dry pipe in the staircase, with closing valves and Storz connectors, situated at the emergency stairs on each floor. Another closing valve and Storz connector for water supply to the dry pipe can be used on the floor which gives access to the rescue teams, in close proximity to the building exit.
